Expandable Cottage Council Approval

In most cases, you will need some form of council approval to install an expandable cottage on your property. This page explains what to consider and where to start.

Do I Need Council Approval?

Yes, in most cases. The requirements depend on your location, zoning, overlays, the size of the structure and its intended use. Even relocatable structures typically require some form of approval.

We recommend contacting your local council's planning department early in your decision process. Ask about: zoning and overlays that apply to your property, whether a planning permit is needed, and what building permit requirements apply.

Planning Permit vs Building Permit

A planning permit relates to land use — whether you can place a structure on your property and what it can be used for. A building permit relates to construction standards — whether the structure meets building code requirements.

You may need one or both. Your local council and a building surveyor can advise. We can provide technical documentation to support your application, but we are not a town planning service.

Expandable vs BPA Pathway

Expandable cottages are designed as relocatable, expandable structures. Their permitted placement and use depend on your property, local planning controls and intended use. They are not represented as Class 1a dwellings.

If you need a structure designed and documented to support a building permit application, ask us about the BPA (Building Permit Approvable) cottage pathway. BPA cottages come with engineering documentation and compliance certificates.

What We Can and Cannot Do

We can provide: technical specifications, engineering documentation (for BPA cottages), compliance certificates and product information to support your application.

We cannot: guarantee approval outcomes, provide town planning advice, lodge applications on your behalf (though we can recommend professionals who can), or determine whether your specific use is permitted.

Expandable Cottages

Designed as relocatable, expandable structures. Their permitted placement and use depend on the property, local planning controls and intended use. They are not represented as Class 1a dwellings.

BPA Cottage Pathway

Designed and documented to support an application for a building permit. Approval is site-specific and remains subject to planning requirements, building surveyor assessment, engineering, reports and relevant authority approval.
